# Rental Property Analysis

A free, browser-based underwriting tool for small multifamily (1-4 unit) rental property acquisitions. Given a property's price, financing, income, and expenses, it returns NOI, cash-on-cash ROI, cap rate, DSCR, a 30-year projection, IRR, sensitivity/stress tests, and an exportable investment memo (PDF/HTML) and Excel workbook.

## Running an analysis programmatically

POST /api/analyze with a JSON body of {"inputs": {...}, "capex_rows": [...], "improvements": [...]} runs the full underwriting engine and returns NOI, cash flow, cap rate, DSCR, IRR, and a 30-year projection - no login, no API key, no cost. ## MCP server (for AI assistants)

/mcp is a remote MCP server (streamable HTTP, no auth, read-only) with the tools quick_analyze, analyze_deal, required_price and get_field_dictionary. Add it as a custom connector in Claude or ChatGPT to run analyses directly.
